September is the softest month on the Tampa Bay vacation rental calendar, and this year it has been softer than usual. According to AirDNA, Tampa occupancy is down 4% year over year and RevPAR is down more than 10%. That makes October matter more than it normally would. It is the first month of the fourth quarter. Our El Niño forecast expects Q4 to be the strongest in years, and the event calendar agrees.
There are more than 180 events on the Tampa Bay calendar next month. Most of them will not put a single guest in your home. The ones that will fall into five windows, and in three of those windows several events land on the same few nights. That is where the money is.

Window 1 · October 2–5: Playoff Baseball, the Packers and a Home Opener
The Rays won the AL East with a 98-64 record and earned the American League’s top seed, which means a bye through the Wild Card round and home field for the rest of the AL playoffs. According to the ALDS schedule, they host Game 1 at Tropicana Field on Saturday, October 3 and Game 2 on Monday, October 5. The opponent is decided this week in the Wild Card round, and it will be the Yankees or the Red Sox. Those are the two fan bases in baseball most likely to fly in for a road playoff game.
On the same Saturday night, the Lightning host the Capitals for their home opener. On Sunday the Buccaneers host the Green Bay Packers at 1:00 PM. As we explained in our football calendar, a Sunday afternoon kickoff is really a Saturday-night demand event, and Packers fans travel as well as anyone in the NFL. That gives you three nights (Friday through Sunday) with playoff baseball on either side of an NFL game. Most hotels in St. Pete and downtown Tampa will be full.
Action item
This window is five days out, so it is mostly a last-minute market. Guests decide who they’re watching only after the Wild Card round ends. Open October 2–5 now, set a two-night minimum, and add a premium for St. Pete properties near the Trop and South Tampa properties near Raymond James. Then watch pickup daily and lower the rate on any night still open by Thursday.
Window 2 · October 9–11: Oktoberfest, Wrestling and a Possible Game 5
This weekend is less predictable. It holds three events with real overnight demand, plus one that depends on how the Rays’ series goes:
Oktoberfest Tampa — Curtis Hixon Park, October 9–11
Tampa's largest Oktoberfest runs three days on the Riverwalk. Most of the crowd is local, but the Saturday session also draws groups from around the region, and many would rather book a downtown home than drive back after a day of German beer. Downtown, Tampa Heights and Channelside properties are the ones that benefit.
TNA Bound for Glory — Yuengling Center, Sunday, October 11
TNA Wrestling's biggest pay-per-view of the year, with TNA Hall of Fame inductions on the card. Wrestling pay-per-views draw a traveling fan base that books Saturday and Sunday nights. This is the event most owners have never heard of, and it has more overnight demand than its profile suggests.
Strider Cup World Championship — Sarasota, October 10–11
The balance-bike world championship returns to Sarasota BMX for its 15th anniversary, with a family beach day on Sunday. Every racer is between one and four years old, so every racer arrives with parents and often grandparents, many from overseas. Large family homes in Sarasota, Bradenton and Lakewood Ranch are the ones these guests look for.
Rays ALDS Game 5 (if necessary) — Saturday, October 10
Don't pre-price this one. If the series goes five games, you'll know on October 8, and demand for St. Pete will jump for a single night. Keep dynamic pricing on and keep October 9–10 open near the Trop so you can capture it if it happens.
The ALCS begins October 12. If the Rays advance, they host Games 1 and 2 and, if necessary, Games 6 and 7 at Tropicana Field. That would put playoff baseball in St. Pete in the middle of the month’s busiest week.
Window 3 · October 15–18: The Busiest Weekend of the Month
If you only adjust pricing for one weekend in October, make it this one. Six events with overnight demand overlap across four days, and they cover every part of the region:
Clearwater Jazz Holiday — Coachman Park, October 15–18
The 47th edition runs four nights on the downtown Clearwater waterfront, headlined by Chris Botti, Sheila E. with Arturo Sandoval, Larkin Poe, and The Wood Brothers with Dumpstaphunk. The festival skews older and more affluent and draws a regional crowd that likes to stay close, so it is the strongest demand driver in Pinellas this month. Clearwater, Clearwater Beach, Dunedin and Safety Harbor properties benefit most.
Tampa Pig Jig — Julian B. Lane Riverfront Park, Saturday, October 17
The 15th annual Pig Jig, headlined by Thomas Rhett with Midland, Kameron Marlowe and Sister Hazel. It is a one-day festival, but it runs until 10 PM with $140 all-in tickets, which means an adult group audience that doesn't want to drive home. Groups book Friday and Saturday nights in West Tampa, Tampa Heights and downtown.
Buccaneers vs. Steelers — Raymond James Stadium, Sunday, October 18
The Steelers travel as well as any team in the NFL, and a 1:00 PM kickoff in Florida in October is an easy trip to sell to a fan in Pittsburgh. Expect Saturday-night demand across South Tampa, Westshore and the Raymond James corridor, and some Friday arrivals from fans making a long weekend of it.
Tampa Art Convention, National Franchise Show and USAFL Nationals — October 16–18
The Convention Center hosts about 300 artists at the Tampa Art Convention and the National Franchise Show the same weekend. Separately, the US Australian Football League national championship brings out-of-town club teams to Premier Sports Campus in Lakewood Ranch for three days. None of these is huge on its own. Together they absorb hotel inventory downtown and in Manatee County at the same time as everything else.
Action item
Price October 16 and 17 as your strongest nights of the month, everywhere from Clearwater to South Tampa. Use a two-night minimum rather than three, because Jazz Holiday and Pig Jig guests will not book a Thursday they don’t need. Add “minutes from Coachman Park” or “near Raymond James Stadium” to your listing title for these dates. Most guests search by event name first.
Window 4 · October 20–25: HYROX, Hamilton and the Seafood Festival
This is the window most owners will underprice, because none of these events are sports or concerts in the usual sense.
HYROX Tampa is the first HYROX race ever held in the city, running October 22–25 at the Tampa Convention Center. HYROX is one of the fastest-growing fitness race formats in the world: eight 1 km runs, each followed by a functional workout station. Organizers expect more than 15,000 athletes, plus the families and friends who come to watch. Almost all of them travel in for one assigned heat, usually as pairs or four-person relay teams, and they want a kitchen, a good night’s sleep and a short walk or ride to the venue. That is a better fit for a vacation rental than a hotel room. Downtown, Channelside, Harbour Island and Davis Islands homes are in the best position.
Hamilton opens at the Straz Center on October 20 and runs through November 8. A three-week Broadway run doesn’t create a spike. It creates steady weekend demand from theatergoers in The Villages, Sarasota and Orlando who treat a matinee as an overnight trip. That demand continues into November.
On the beaches, the 45th John’s Pass Seafood Festival runs October 23–25 in Madeira Beach. It is one of the longest-running seafood festivals in Florida and the anchor event of the fall for Madeira Beach, Treasure Island and Redington Shores. For beach-side owners, it is the October weekend to price up.
Window 5 · October 30–November 1: Halloween Weekend
Halloween falls on a Saturday this year. That brings a busy night in Ybor City, the final night of Busch Gardens’ Howl-O-Scream, USF vs. UAB at Raymond James, and another Hamilton weekend at the Straz. It is a solid weekend, not a standout one. Most of the Halloween crowd is local, so a small premium is enough. Keep your house rules and noise monitoring current. A Saturday Halloween is the night most likely to bring party inquiries, and it is one to screen carefully ahead of the new Hillsborough rules in January.
What Not to Price Around
Knowing which events to ignore matters just as much, because a premium on a quiet night is how a calendar ends up with empty gaps:
USF home football (October 3, 17 and 31)
In the program's final season at Raymond James, USF draws a mostly regional, day-trip crowd. On October 3 and 17 it falls on weekends that are already strong for other reasons. On its own, it doesn't justify a premium.
Local-audience conventions
The Condo & HOA Expo (October 20), the Veterans Job Fair (October 22) and one-day galas at the Convention Center fill parking garages, not homes.
Howl-O-Scream
It runs on select nights from mid-September through October 31. It raises the baseline for family homes near Busch Gardens and in New Tampa but doesn't create a single night to price around.
How to Price a Month Like This
The lesson from the World Cup pricing data applies to every event on this calendar: hosts who doubled or tripled their rates watched guests book hotels instead. October guests have options, and they compare prices. The goal is to fill the five windows at a fair premium, not to hold out for a rate that only one guest in fifty will pay.
Price the nights, not the event
A Sunday 1:00 PM kickoff means Saturday night is the premium night. A Saturday festival means Friday and Saturday. A four-day HYROX schedule spreads demand across Wednesday through Saturday. Match the premium to the nights guests actually sleep over.
Protect the midweek nights between windows
October 6–8, 12–14 and 19–21 are ordinary nights. Leave them at your base rate, and let one-night gaps next to a weekend book at a discount. This is the short-stay pattern we described in our analysis of the shift to weekend travel.
Leave room for the Rays
Playoff dates beyond October 5 depend on results. Keep dynamic pricing active, don't lock long stays across October 10 and October 12–20 near St. Pete, and be ready to reprice within hours of a series ending.
